1. Sandton Park

Sandton Park is located in the Western Side of Harare. It is an upper middle-class area under Zvimba Rural District Council. Stands in this location are Faily large and start from 800 sqm in size. Sandton Park is located approximately 20 km from the CBD and 10 km from Westgate Mall.

Although seen by most as a good investment Sandton Park has its draw backs such as the distance from the CBD. If you work in the CBD this area might not be the best for you because of distance and traffic - it is on the other end of town.

Sandton Park mostly consists of black cotton soil which is one of the worst types of soils to construct a home on. You will likely require a special foundation if you want to build in Sandton Park. Not only will you require a special foundation for your home but also your Durawall/ boundary wall since it will sit on this same soil. It is therefore very important you get all the details about the land that you plan to purchase. You should also visit the area after heavy rainfall and see what it looks like. This probably comes as no surprise but the state of roads or servicing in Sandton is generally bad or non-existent. The area comprises of mostly gravel, compacted or dust roads and there is no definite time frame as to when the area will become serviced.  Waiting does not always mean an area will get serviced as seen with Charllotte Brooke. The lack of roads and the black cotton soil make Sandton Park a logistical nightmare in the rainy season.  Due to the area being non compliant you also less likely to get title deeds for your property anytime soon. 

As it stands Sandton Park is a borehole and septic tank area. This means that this neighbourhood will not receive council water nor will it be connected to the city sewer system therefore one would have to put a septic tank and manage their own waste and drill a borehole to have running water.

If you are planning on buying a piece of land in Sandton Park make sure you enquire on the phase. First phases are usually the most advanced in terms of servicing and development but are often pricier. Sandton Phase 1 will typically cost $25,000 going up. Later phases are usually cheaper but with poor servicing such as dust roads as opposed to gravel roads. Not only do you pose the risk of getting stuck in the rainy season but your white house is likely going to be stained by the dust. Sandton Park is also very big, so before you decide to buy a stand in Phase 3, ask yourself what the developers plan for phase 1 is since this phase is also undeveloped and seems to be stagnant.
